Soft Wash Roof Cleaning Black streaks on asphalt shingles is known as roof algae. It will only get worse if not taken care of. Algae likes to thrive on the north side roofs where there is less sun. It feeds on the limestone that is used in asphalt shingles. Rain spreads the algae down the roof, causing the black streaks. Eventually, the algae will spread out over the entire roof. We can safely kill and remove the algae, using special cleaning agents and rinsing process (which is recommended by the asphalt shingle manufacturers and the Asphalt Roofing Manufacturers Association) that will make your roof look new again. The truth about roof algae… If you are thinking about replacing your roof (or know of someone who is), make sure the roof needs to be replaced. Many homeowners replace a roof well before it needs to be. Since we are a full service cleaning company, one of the services we provide is roof cleaning. We do not pressure wash roofs, we use low pressure cleaning techniques and special cleaning agents, which are recommended by the shingle manufacturers and the Asphalt Roofing Manufacturers Association (ARMA). This process will make you roof look like new, function properly and extends its life. What are those black streaks on my roof? These streaks are caused by a type of algae called Gloeocapsa magma. The algae feed on the limestone that is embedded in the shingles. Rain spreads the algae down the roof causing the black streaks. These streaks are not only unattractive; they can also cause the shingles not to work correctly. The algae can prevent the shingles from reflecting the heat properly. It can also cause the life of the shingle to be shortened requiring the costly replacement to come much quicker. As the algae breaks down the shingles, the granules that protect the shingle are loosened and begin to fall off. This causes the roof to deteriorate and diminishes the roof's ability to reflect heat rays. If left untreated, the algae will reduce the life of your roof, diminish your home's curb appeal, and increase your home cooling cost. These roof algae can be removed to restore your roofs appearance. Almost half of roofs replaced are due to their appearance… Many roofs are replaced because of the way they look not because the shingles need to be replaced. In these cases a roof cleaning would have saved them thousands of dollars while bring the roof to a like new appearance. Just as mold and mildew can grow on your exterior of your house, wind-blown algae can land and grow on your roof. Replacing your roof because of these algae is like replacing your siding instead of having it cleaned. Some roofing contractors may not know what these black streaks are saying the shingles are showing signs of wear. They may even say that the roof can’t be cleaned without damaging the shingles.  In either case, they may suggest that you replace the roof, when in fact, if the shingles are still in good shape, the algae can be removed without damaging the shingles. This is done using a special mix of cleaning agents with low pressure rinsing. This cleaning process is the only cleaning process recommended by shingle manufacturers and ARMA. We never use high pressure rinsing on an asphalt shingle roof. Doing this will cause the granules to loosen and lessen the life expectancy of you roof. Roof cleaning is recommended… The major asphalt shingle manufacturers (Owens Corning and GAF) and the Asphalt Roofing Manufacturers Association (ARMA) recommend a cleaning process using special cleaning agents to restore shingles suffering from roof algae. We use this process and cleaning agents for a safe and damage free roof cleaning. Signs of a roof needing to be replaced… We do not recommend cleaning shingles that are at the end of their life expectancy. Here are some signs that your roof may need to be replaced: Shingle corners are curling up Brittle/crumbling shingles Excessive amount of granules in the gutters Wavy, warped, or heaved shingles Thin, loose or missing shingles If you are unsure if your roof should be cleaned, we will be glad to come and take a look. We will not clean shingles that need to be replaced.
